The cost of the products is increasingly affected by the logistical location of the production, stock- and commercial buildings and the overall cost of real estate. Nehatu Logistics Park is ideally located, on the border of Tallinn, next to the Tallinn – St. Petersburg highway and next to the Tallinn’s outer-round-way.

The proximity of the small town Loo and Tallinn’s city district of Lasnamäe and Maardu city make it easy to find new employees. The number of people living in the area is around 130,000. There are public transport stops alongside the logistics park, which provide good access.

Altogether we have established 21 industrial properties for potential clients, corresponding to the modern requirements in a ca 27 ha territory. The planning was developed, keeping in mind the possibility that the lots can be interconnected according to the expansion needs that may arise in the future for the client.

Nehatu Logistics Park is ideally suited for companies whose clients are located also outside of Tallinn. We have already successfully sold 17 plots in stage I and we have begun the development of stage II.

By learning from the experience from Stage I, we decided to make plots in stage II larger and make access more convenient. The planned deadline for the establishment of the detailed plan for the Nehatu Logistics Park II stage is the 1st quarter 2017. The construction of roads and communications will end in 2017.

Based on the current detailed plan, phase II plots are also covered by construction law, which allows customers to begin building construction without waiting for the introduction of a detailed plan for Phase II.

Plots Nos 2 and 3 are located in the building corridor of the future Estonian-Finnish maritime tunnel of RailBaltic, with a 5 year building right with an automatic extension until the decision to build the tunnel is reached.
